Today
Stop the water first
Close the valve closest to the leak
Under a sink or behind a toilet there's a small oval handle on the supply line: turn it clockwise until it stops. For a water heater, the valve is on the cold pipe going into the top of the tank.
If that doesn't stop it, close the main
On most San Antonio homes the main shut-off is a lever or a wheel on the pipe where it enters the house, often next to the front hose bib, or in a box in the front yard near the sidewalk. Turn it clockwise.
Open a low faucet
Open the lowest faucet in the house, a hose bib or a tub, to drain the pressure out of the pipes. The leak slows to a drip within a minute.
Towels down, phone out
Move what gets wet and take a photo of the spot. It tells us which parts to put in the van.
Stop using water in the house
Don't flush again, don't run the washer
Everything you send down the drain comes back up at the lowest fixture, usually a tub or a shower.
Sewage in a tub or shower means the main line
If a toilet flush makes water rise in a tub, the blockage is in the main sewer line, not that fixture. Stop all water use until we clear it.
No chemical drain cleaner
It rarely clears a real blockage, it eats older pipes, and it burns the plumber who opens the line afterwards.
Find your cleanout
A capped white or black pipe in the yard, often near the house or the street. Clearing the main from there is faster and cheaper than pulling a toilet.
Check the water heater before we come
Gas heater: look at the status light
A blinking light on the gas valve at the bottom of the tank spells out the fault. Count the blinks and tell us. If the pilot is out, don't relight it more than once.
If you smell gas, leave
Leave the house, then call CPS Energy's emergency line at (210) 353-4357 or 911. We'll come once the line is cleared.
Electric heater: check the breaker
A tripped double breaker in the panel is the most common cause. Reset it once. If it trips again, leave it off.
Water on the floor around the tank
Close the cold-water valve on top of the heater and turn the gas valve to Off (or switch the breaker off). A tank that leaks from the bottom gets replaced, not repaired.
Find out whether it's you or the street
Ask a neighbor
If they have no water either, SAWS has a main break on your street. Nothing to fix on your side.
Check the main valve
A lever handle across the pipe means closed; along the pipe means open. Someone may have closed it, or a wheel valve may have failed.
Frozen pipe: slow heat only
Open the faucets a little. Warm the exposed pipe with a hair dryer or towels soaked in hot water. Never an open flame. Burst pipes show up when the ice melts, so keep the main closed if you see a split.
Only the hot side?
If cold water runs and hot doesn't, the water heater's inlet valve is closed or the heater is frozen. Pick "No hot water" instead.

Hard water is the San Antonio problem
Most of the city's water comes from the Edwards Aquifer, through limestone, and it carries the minerals with it. They scale up water heaters, clog aerators and shower heads and shorten the life of every valve. A yearly heater flush and, if you're tired of the spots, a softener are the two things we recommend most.
Water heater flush: $150 to $220. Softener installed: $1,800 to $3,200.
Water heater died on a Sunday morning. I filled out the form, Marisol called in ten minutes and Danny had a new 50-gallon tank running by 3 pm. The price he gave me on the phone was the price on the invoice.
Teresa G.Alamo Heights
Slab leak under the hallway. Two other companies wanted to jackhammer the floor. Hector found the line with his listening gear and rerouted it through the attic in a day. No broken tile.
Brandon L.Stone Oak
Good work on our repipe and the crew cleaned up every evening. It took three days instead of the two we were told, because of a wall they didn't expect. They called to explain and the price didn't change.
Our shop is on McCullough Avenue, two blocks from Olmos Creek. The four vans cover San Antonio inside Loop 1604, from Helotes to Schertz, usually within 25 minutes of the shop.
Monte Vista 5 min
Our neighborhood. Homes from the 1910s to the 1940s, with cast iron drains and copper or galvanized supply lines from three different owners. We carry the odd sizes.
Alamo Heights 10 min
Older copper under the slab and big live oaks whose roots find every sewer joint. Camera inspection before any sewer work.
Stone Oak 22 min
1990s and 2000s homes on expansive clay. Slab leaks and failed pressure regulators are the two calls we get most up here.

Questions we get every day
Something else? Call (210) 555-0147. Marisol picks up from 7 am.
Do you charge to come out?
The diagnostic visit is $79. If you go ahead with the repair the same day, it's taken off the bill. Estimates for water heaters, repipes and remodels are free.
How do I know the price before you start?
The plumber looks at the problem, then writes the exact price on the tablet and you approve it before any work starts. The ranges on this site are what that price usually falls in. If yours falls outside, he explains why before you decide.
What does an emergency cost at night?
The repair, plus $150 for nights, weekends and holidays. Nothing else. The $150 is on the price you approve, not a surprise on the invoice.
Are you licensed and insured?
Texas requires every plumbing business to be run by a Responsible Master Plumber. Ours is Hector. His license number is on every van, estimate and invoice, as the state board requires, and you can check it on the board's public license search. We carry $1 million in general liability and workers' comp for every plumber.
Why does my water heater need a flush every year?
San Antonio's water comes mostly from the Edwards Aquifer, through limestone, and it's hard. The minerals settle in the tank and cook on the bottom, which is the rumbling you hear. A yearly flush is $150 to $220 and adds years to a tank that would otherwise last 8 to 12.
How do I know if I have a slab leak?
A water bill that jumped, a warm spot on the floor, the sound of running water when everything's off, or a wet patch in the yard that never dries. We find the line with listening equipment ($300 to $500) and usually reroute it rather than break the slab.
How can I pay?
Card, check or bank transfer, when the work is done. We don't finance. On a repipe or a remodel, it's 30% when the materials arrive and the balance at the end.
